A home loan is typically the largest financial commitment most people make in their lifetime. Yet the majority of borrowers do not fully understand how their monthly EMI (Equated Monthly Instalment) is calculated, or how much more they pay in interest than the actual loan amount. This guide demystifies the maths — and gives you actionable strategies to pay significantly less.
An EMI is a fixed payment made to a lender at a specified date each calendar month. Each payment comprises two components: a portion that repays the principal (the amount you borrowed) and a portion that pays the interest (the lender's charge for lending you money). Over the loan tenure, the balance between these two shifts — early payments are heavily interest-weighted, while later payments are predominantly principal.
The standard formula used by all Indian banks and NBFCs is:
Where P is the principal loan amount, r is the monthly interest rate (annual rate ÷ 12 ÷ 100), and n is the total number of monthly instalments (years × 12).
📊 Example: For a ₹50 lakh loan at 8.5% annual interest over 20 years: r = 8.5/12/100 = 0.00708. n = 240. EMI = ₹50,00,000 × 0.00708 × (1.00708)²⁴⁰ / [(1.00708)²⁴⁰ − 1] = approximately ₹43,391 per month. Total payment = ₹1,04,13,848. Total interest = ₹54,13,848 — more than the original loan amount.
On a 20-year home loan at 8.5%, you pay over 108% of the principal amount purely in interest. This is because of the time value of money — you are using the bank's money for 20 years. The longer the tenure, the more interest you pay in absolute terms, even though your monthly EMI is lower.
Every rupee of additional down payment reduces the principal borrowed and therefore all future interest. A 5% larger down payment on a ₹50 lakh loan (₹2.5 lakh extra) reduces total interest by approximately ₹5–6 lakh over 20 years.
Most home loans allow part-prepayments without penalty (after the first year, per RBI guidelines). Making even one extra EMI per year reduces a 20-year loan by approximately 3–4 years and saves lakhs in interest. Apply any bonus, incentive, or windfall directly to loan prepayment.
A 15-year tenure instead of 20 years increases your monthly EMI by approximately 15–20%, but reduces total interest by 25–30%. If you can comfortably afford the higher EMI, the shorter tenure saves significantly.
If market interest rates fall significantly after you take a loan, refinancing (balance transfer to another lender) can reduce your rate. Even a 0.5% reduction on a large loan saves substantial amounts. Factor in processing fees before deciding.
Floating-rate loans follow the RBI repo rate. During periods of expected rate cuts, floating rates often save money versus fixed rates. During rising rate periods, fixed rates provide certainty. Understand the macroeconomic cycle before choosing.
The first major decision when taking a home loan is fixed vs floating rate. A fixed rate locks your interest rate — and therefore your EMI — for the entire tenure. A floating rate moves with the market, specifically with the RBI's repo rate, which banks transmit to loan rates within three months under the External Benchmark Lending Rate (EBLR) framework mandatory since October 2019.
Historically, floating rates have been lower than fixed rates over long tenures — banks charge a premium for the certainty of a fixed rate. During a rate-cutting cycle, floating rate borrowers benefit automatically. During the 2022–2023 rate hike cycle (RBI raised rates by 250 basis points), floating rate borrowers saw their EMI or tenure increase sharply. The right choice depends on where rates are in the cycle and your risk tolerance. Most advisors recommend floating for tenures above 10 years, since the cycle typically completes multiple times over that period.

Part-prepayment is the single most effective way to reduce total interest on a home loan. The RBI mandates zero prepayment charges on floating-rate home loans for individual borrowers. Key strategies: apply every annual bonus directly to principal; make one extra EMI per year (reduces a 20-year loan by 3–4 years); increase your EMI by 5% per year as your salary grows; and whenever you receive a tax refund or investment maturity, apply it to the outstanding principal rather than spending it.
